Property handover and inspection refers to acting on behalf of the Party A to conduct handover and inspection of the common parts and shared equipment and facilities of the newly taken-over property project. In terms of the work content, property handover and inspection is divided into two parts: one is document transfer, which involves the inventory and verification of documents handed over by the construction unit, with a focus on checking the qualification certification documents for the ex-factory, installation, test and operation of shared equipment and facilities; the other is on-site inspection, which comprehensively adopts methods such as verification, observation, operation, detection and test to focus on inspecting the configuration standards, appearance quality and service functions of the common parts and shared equipment and facilities of the property.
In terms of types, property handover and inspection is classified into two categories: handover and inspection for newly-built properties and handover and inspection during the change of property management organizations. The former occurs in the process of the construction unit transferring the property to the property management enterprise, while the latter takes place when the owners' assembly or the title-holding unit hands over the property to a new property management enterprise. Property handover and inspection is an indispensable procedure for property management enterprises before undertaking a property project.
